Why is my AC running but blowing warm air?
A dirty air filter restricting airflow is the most common cause, followed by a thermostat accidentally set to “Fan” instead of “Cool.” If the filter and thermostat check out, the issue is likely a failed capacitor, a refrigerant leak, or a failing compressor, and those need a licensed technician to diagnose safely.
Why is ice forming on my AC unit or coils?

Why is my water pressure low?
Low water pressure usually points to a clogged aerator, a partially closed shutoff valve, mineral buildup in older pipes, or a hidden leak somewhere in the line. If it’s happening throughout the whole house, it’s worth having a plumber check for scale buildup in aging galvanized or polybutylene pipe, both common in older Tampa Bay homes.
Why does my water smell or taste like rotten eggs?
That smell usually comes from bacteria reacting with the anode rod inside your water heater, especially in homes on well water. Flushing the tank or replacing the anode rod typically solves it. Odor from every faucet in the house can also point to a water quality issue that a whole-house filtration or reverse osmosis system can fix.
Why is my water heater not producing hot water?
Common causes include a tripped breaker or blown thermal fuse on electric units, a pilot light issue on gas units, sediment buildup insulating the heating element, or a failing thermostat. How long does a water heater last in Florida?
